The clearance covers a development spanning 86,000 square metres and pegged at a project cost of ₹116 crore, with the plan calling for 550 apartments spread across five towers along with an extensive clubhouse and amenity package.
For a city that has traditionally been seen as a quieter, heritage-driven market compared to Bengaluru, a project of this scale from a listed developer is a notable signal. With the green signal from authorities in hand, the project is now positioned to move from planning into active development, adding a meaningful volume of new housing inventory to Mysuru at a time when demand in the city has been steadily climbing.
Mysuru's residential market has been gaining momentum largely on the back of improved connectivity. Brigade's managing director, Pavitra Shankar, had earlier pointed out that Mysuru has witnessed a clear uptick in real estate activity in recent years, especially following the improved connectivity brought about by the Bengaluru-Mysuru expressway. That highway link has shortened travel time between the two cities considerably, making Mysuru an increasingly practical option for buyers who want lower price points and a calmer lifestyle without cutting themselves off from Bengaluru's job market.
This EC approval is only the latest in a string of moves Brigade has made in Mysuru over the past year. The company has been actively adding to its local land bank and project pipeline, including a joint development deal for over 10 acres on Bogadi Road with a gross development value of around ₹225 crore, and more recently the launch of Brigade Misty Greens, a 4.5-acre project near Chamundi Hills. Brigade now counts close to 30 projects across residential, office, retail and hospitality categories in the city, a scale that the company says makes it the largest listed developer presence in Mysuru.
For homebuyers, an EC approval is a meaningful checkpoint. It confirms that the project has cleared a mandatory regulatory review of its environmental impact, a step that must happen before construction can commence and before RERA registration is typically finalised. Buyers considering early bookings in a project at this stage should still watch for the RERA number and sanctioned plans before committing, but the EC itself removes one of the bigger uncertainties that can otherwise delay a launch timeline.
More broadly, this development fits into a pattern playing out across several Tier-2 cities in South India, where established Bengaluru-based developers are extending their footprint to capture demand from buyers priced out of the metro or looking for a second home closer to family and heritage surroundings. Mysuru's combination of established civic infrastructure, expressway connectivity, and lower entry price points relative to Bengaluru continues to make it an attractive proposition for both developers and buyers alike.
Brigade's own recent regulatory track record has been mixed, with one of its Chennai projects, Brigade Morgan Heights, seeing its environmental clearance revoked in mid-2026 over a wetland-approval compliance issue. That episode is a useful reminder that clearances, once granted, still come with conditions that developers must continue to satisfy through construction. For the new Mysuru project, the approval so far has been a clean one, and it now sets the stage for the next steps of design finalisation, RERA registration, and an eventual sales launch.
