Brigade Enterprises Limited is turning its attention firmly toward Chennai, rolling out a string of new residential launches and land deals over the past year that together signal one of the developer's biggest pushes yet in the city. Chennai is our second-largest market, and this joint venture is a key step in deepening our presence and expanding our portfolio in the city, said Pavitra Shankar, Managing Director, Brigade Enterprises Limited, underlining just how central the city has become to the group's growth strategy.

Among the recent launches, Brigade has launched a 14.7-acre project Brigade Morgan Heights, located along the Sholinganallur-Medavakkam road in Chennai, comprising 1,250 units, with a gross development value of about Rs 2,100 crore, and a total development potential of 2.2 million square feet, to be developed under a joint development agreement. Earlier, in March 2025, the company had already made waves with Brigade Altius in Chennai, a premium residential project located in Sholinganallur, in the heart of Chennai's dynamic IT corridor, spanning 6.5 acres with a total development area of 1.4 million square feet, featuring three signature towers comprising of 43 floors each, a project with a revenue potential of Rs 1,700 crore that features towers with no shared walls between units and a skybridge connecting two of them.

The momentum has continued through 2025 and into 2026. In May 2025, the company acquired a 5.41-acre land parcel in Velachery for Rs 441.7 crore, earmarking it for a premium housing project with an estimated GDV of Rs 1,600 crore. A few months later, Brigade Enterprises Limited announced a significant expansion in West Chennai through a Joint Development Agreement for a 6.6-acre premium residential project with an estimated Gross Development Value of Rs 1,000 crore, slated for launch in 2026, pending necessary regulatory approvals. Then, in February 2026, the developer unveiled its latest bet on the city: Brigade Stellaris in Chennai, located on a prime 5.19 acre land parcel on Velachery Road, with an estimated Gross Development Value of approximately Rs 1,700 crores, centrally located and seamlessly linking Chennai's Central Business District and the rapid-growth IT Corridor of Old Mahabalipuram Road.

Taken together, these launches point to a much larger strategy. The developer has articulated a strategic plan to invest Rs 8,000 crore by 2030, aiming to develop over 15 million square feet in Chennai. On a company-wide level, the near-term pipeline is equally ambitious: the FY27 launch pipeline is strong, with management guiding to 11.6 million sqft of residential launches across approximately 14 projects with a Gross Development Value of Rs 11,900 crore, and a target of 20% pre-sales growth to around Rs 9,000 crore.

This expansion is backed by strong recent financial performance. Brigade Group reported a net profit jump to Rs 158 crore in the first quarter of FY26, up 95 per cent, while revenue from operations rose to Rs 1,281 crore, up 18.87 per cent year-on-year. Our residential business continues to be a key growth driver, supported by a strong pipeline of launches across Bengaluru, Chennai and Hyderabad, Shankar noted while discussing the results. Pre-sales for the quarter stood at Rs 1,118 crore, with a sales area of 0.95 million square feet.

For homebuyers, this burst of activity translates into a much wider choice of new inventory across some of Chennai's most sought-after corridors — from the OMR IT belt around Sholinganallur to Velachery and the emerging West Chennai arterial roads. Chennai's real estate market is on a strong growth trajectory, driven by robust infrastructure and sustained demand from both end-users and investors, according to Brigade's management. With multiple projects opening for booking in quick succession, buyers now have the opportunity to compare configurations, price points, and locations within the same developer's portfolio before making a decision.

As Brigade continues to convert its Chennai land bank into launches over the next few years, the city is set to see a steady stream of new residential supply from the group, spanning mid-premium apartments to landmark high-rise towers. Homebuyers tracking the market would do well to keep an eye on RERA registrations and construction timelines as each of these projects moves from announcement to on-ground execution.
