Brigade deepens roots in Chennai with fresh land, new launches, and a 2030 growth roadmap.

According to disclosures reviewed by industry trackers, the developer has articulated a strategic plan to invest ₹8,000 crore by 2030, aiming to develop over 15 million square feet in Chennai.
The expansion has been backed by real transactions on the ground, not just intent. In one of its biggest recent moves, Brigade Enterprises Limited, the flagship company of Brigade Group, acquired a land parcel on Velachery Road, Chennai, through an outright purchase, situated in the prime location of Velachery and adjacent to Phoenix Market City. The project will have a gross development value of approximately Rs 1,600 crore, with a development potential of about 0.8 million square feet, and a transaction value of about Rs 441.70 crore. Commenting on the deal, Pavitra Shankar, Managing Director of Brigade Enterprises, said Chennai has grown into the company's second largest market after consistent and strategic investment in business development, and that the acquisition reinforces its commitment to expanding its footprint in the city with a focus on marquee land parcels in excellent locations.
That Velachery land parcel has already translated into a live launch. Brigade Group announced the launch of its residential project Brigade Stellaris in Chennai, located on a prime 5.19 acre land parcel on Velachery Road, with an estimated Gross Development Value of approximately Rs 1,700 crores. The project is centrally located and seamlessly links Chennai's Central Business District and the rapid-growth IT Corridor of Old Mahabalipuram Road. Speaking at the launch, Pavitra Shankar said the launch of Brigade Stellaris is a definitive step in the mission to transform the Chennai skyline with residential landmarks that blend world-class quality with visionary architecture, adding that as the company continues to expand its footprint in Chennai, its focus remains on delivering high-quality construction that aligns with the global aspirations of customers.
Brigade isn't stopping at Velachery. In West Chennai, the developer has signed on for another sizeable project. Brigade Enterprises Limited has announced a significant expansion in West Chennai through a Joint Development Agreement for a 6.6-acre premium residential project, with an estimated Gross Development Value of ₹1,000 crore, slated for launch in 2026, pending necessary regulatory approvals. The project's location along a key arterial corridor in West Chennai provides strong connectivity to the city's industrial, commercial, and peripheral business districts. This follows a pattern the company has described as central to its Chennai strategy: securing marquee land parcels in high-potential zones and expanding its residential portfolio beyond Bengaluru.
These moves build on an already established Chennai portfolio. Brigade Enterprises has already developed key projects across Chennai, including Brigade Xanadu, Brigade Icon, and Brigade Altius. Brigade Altius itself is a landmark in Sholinganallur — an exceptional residential development offering luxury apartments spanning an expansive 6.5 acres with three towers, each soaring to 43 storeys and elegantly connected by a skybridge. The company has also brought its World Trade Center brand to the city through WTC Chennai, and is now extending into hospitality, with a Hyatt partnership bringing a Grand Hyatt property to Chennai's East Coast Road.
At a group level, Brigade's Chennai push is part of a much larger residential and commercial ramp-up. The company continues to scale through a mix of joint development agreements and strategic acquisitions, with around 15 million sq. ft. of new residential projects announced recently, while also aiming to double its commercial portfolio to 20 million sq. ft. by 2030, maintaining a steady balance between residential and commercial growth. Financially, the group's overall momentum has been strong, with FY26 results showing meaningful growth in revenue and pre-sales, giving it the balance sheet strength to keep acquiring land aggressively in Chennai without overleveraging.
For homebuyers, this expansion phase carries a few practical implications. New launches like Brigade Stellaris and the upcoming West Chennai project mean more entry points into a Brigade-branded home in Chennai, often at pre-launch or early-bird pricing before values climb. Locations tied to these acquisitions — Velachery, the OMR-CBD corridor, and West Chennai's arterial roads — are also seeing renewed developer confidence, which typically precedes better civic infrastructure and retail catchment around these micro-markets. Buyers evaluating Chennai right now would do well to track Brigade's launch calendar closely, since projects on newly acquired land parcels tend to open with the most competitive pricing before subsequent phases move up in value.
