The company has entered into a long-term lease agreement for a 7-acre plot on Old Mahabalipuram Road (OMR), one of the city's busiest and most sought-after IT corridors. On this site, Brigade plans to build more than one million square feet of Grade A office space, paired with a 225-key five-star deluxe hotel, creating a single integrated destination for work, stay and leisure.
The announcement was shared through a regulatory filing and comes as part of Brigade's broader strategy to grow its footprint in Chennai, a city the company now regards as central to its future plans. Speaking on the development, Pradyumna Krishna Kumar, Executive Director at Brigade Enterprises, said, "Chennai is central to our growth plans," adding that "the Tharamani–OMR belt has strong infrastructure, good connectivity and a large presence of technology firms, institutions, healthcare and housing." He noted this combination makes it "the right location for a landmark mixed-use project."
The chosen site sits in the Tharamani-OMR belt, a stretch that has grown into Chennai's primary IT and innovation corridor over the past two decades. The area is home to major technology parks, multinational corporate offices, leading educational institutions, hospitals and a dense cluster of residential developments, giving it round-the-clock demand for quality commercial space. Brigade's plan is to design the project for efficient land use, creating a destination that brings together business, research and hospitality within a walkable footprint.
The office component will be built to Grade A specifications, aimed at attracting large domestic corporations and multinational tenants who increasingly look for modern, sustainability-focused workspaces with strong connectivity. Alongside this, the 225-key five-star deluxe hotel is expected to be managed by a reputed international hospitality brand, and will include premium rooms and suites, banqueting spaces, dining outlets and wellness facilities such as a spa and gym, catering to both business travellers and corporate delegations visiting the OMR corridor.
This OMR lease is only the latest in a series of moves that underline Brigade's growing commitment to Chennai. Earlier in 2025, the company acquired a 5.41-acre parcel on Velachery Road, adjacent to Phoenix MarketCity, for a planned high-end residential project with a gross development value of around ₹1,600 crore. It also launched Brigade Morgan Heights, a 14.7-acre residential project on the Sholinganallur-Medavakkam Road with roughly 1,250 apartments across 2, 3 and 4 BHK formats. Together, these projects point to a developer that is steadily building a diversified presence across Chennai's residential, commercial and hospitality segments.
For homebuyers and investors tracking the OMR corridor, this development is a strong signal of continued momentum in the area. Grade A office space anchored by a five-star hotel tends to draw more corporate occupiers to the immediate neighbourhood, which historically supports rental demand and price appreciation for nearby residential projects. Brigade's own financial performance backs this expansion appetite: the company reported a 20% rise in total revenue and a 95% surge in profit after tax for Q1 FY26, alongside a healthy pipeline of new launches across Bengaluru, Chennai and Hyderabad.
While the OMR office and hotel project itself is not a residential launch, its ripple effect on the surrounding micro-market is worth watching. As Brigade rolls out detailed timelines, tenant partnerships and the hotel operator name in the months ahead, this stretch of OMR is likely to see renewed interest from both commercial occupiers and residential buyers looking to be close to a growing employment hub.
