Brigade deepens its East Bengaluru footprint with a new luxury residential joint development.

According to company disclosures, the joint development covers 10.75 acres with a saleable potential of 2.5 million square feet, strategically located near major commercial hubs and social infrastructure. The land parcel and design details of the project have not been fully disclosed yet, but the scale of the announcement signals Brigade's continued confidence in the eastern Bengaluru corridor.
Commenting on the development, Pavitra Shankar, Managing Director of Brigade Enterprises, said, "Bengaluru is our primary market, and this new development reflects our strategic commitment to focus on high quality developments in premium micro markets that combine connectivity, infrastructure, and lifestyle appeal. The location is rapidly evolving as a premium residential corridor, and we believe that this project will play a pivotal role in attracting a new generation of aspirational homebuyers." Her comments underline Brigade's broader strategy of concentrating capital in micro-markets that combine employment access with lifestyle amenities rather than spreading investment thin across the city.
This is not an isolated move. Just two months before this JDA, in July, the Bengaluru-based group acquired a prime 20.19-acre land parcel in the fast-growing Whitefield–Hoskote corridor for Rs 588.33 crore, through its subsidiary Ananthay Properties Pvt Ltd, carrying an expected GDV of Rs 5,200 crore. Together, these back-to-back announcements point to a deliberate land-banking and development push across East Bengaluru's growth corridors, an area that has emerged as one of the city's most active residential zones over the past few years.
East Bengaluru's appeal for large-format housing stems from its proximity to IT campuses, arterial roads, and upcoming infrastructure projects. Brigade's more recent moves reinforce this thesis: the developer subsequently signed a JDA for an 8.63-acre parcel in Gunjur, unlocking a much larger 39-acre integrated township along the Whitefield–Sarjapur corridor, with an estimated GDV of approximately Rs 7,200 crore. Speaking on that development, Shankar noted that the Whitefield–Sarjapur corridor remains a compelling micro-market due to its proximity to major employment hubs and ongoing infrastructure upgrades, a rationale that applies equally to the Rs 2,500 crore project covered here.
For homebuyers, this steady stream of joint developments in East Bengaluru is a meaningful signal. Developers typically commit capital and land-assembly effort to corridors where they anticipate sustained end-user and investor demand. The presence of established IT parks, improving road connectivity, and metro expansion plans in this belt has historically translated into steady price appreciation and rental demand, making early entry into new project launches here an attractive proposition for both self-use and investment buyers.
Financially, Brigade appears well-positioned to execute on this pipeline. The company's consolidated net profit rose 79.03% to Rs 149.88 crore on a 18.88% increase in revenue to Rs 1,281.14 crore in Q1 FY26 as compared with Q1 FY25, giving it the balance sheet strength to fund multiple large-scale joint developments simultaneously. With a presence spanning Bengaluru, Chennai, Hyderabad, Mysuru, Kochi, Thiruvananthapuram and GIFT City, Brigade continues to concentrate a significant share of its residential expansion in Bengaluru's fast-growing eastern belt.
While specific unit configurations, pricing, and launch timelines for this Rs 2,500 crore project are yet to be announced, the scale of the saleable area (2.5 million sq ft) suggests a multi-tower luxury development is likely, similar in ambition to Brigade's other large East Bengaluru projects. Homebuyers and investors tracking this corridor would do well to watch for the formal launch, RERA registration, and pricing details as Brigade moves from land assembly to active construction phase.
