Bommasandra's Yellow Line metro is turning Hosur Road into Bengaluru's next growth corridor.

That changed on August 10, 2025, when the Namma Metro Yellow Line was inaugurated, connecting RV Road to Bommasandra via Silk Board and Electronic City. The line stretches over a fully elevated corridor connecting RV Road to Bommasandra, designed specifically to serve the Hosur Road and Electronic City belt.
Since then, the corridor has moved from a promise on paper to a lived daily reality for thousands of commuters. Operationally, the network has been ramping up steadily, with BMRCL adding a sixth six-coach trainset in May 2026, which brought peak-hour frequency down to roughly 8 minutes. What was once a 90-minute crawl down Hosur Road during peak hours has now been compressed to a journey of about 35 to 40 minutes, with fares ranging from roughly ₹10 to ₹90 depending on distance.
The price data emerging in 2026 confirms what real estate watchers had anticipated: rail connectivity changes buyer psychology, and buyer psychology changes pricing. Nearby Hosa Road has moved from around Rs 8,200 per sqft in early 2024 to Rs 10,885 per sqft by April 2026, a lift of roughly 33% in two years, well ahead of the city's average pace. The broader Hosur Road locality has crossed Rs 9,550 per sqft with 39.4% year-on-year appreciation, according to 99acres data. NoBroker's own April 2026 assessment recorded an 8 to 12% housing demand uplift within the immediate metro-station radius across Bommanahalli and Electronic City.
Bommasandra itself, the terminal station of the line, tells a similar story on a more modest scale. Property prices in the locality are currently around Rs 6,900 per sq ft for apartments and plots, still meaningfully below the pricier stretches closer to the city, which is exactly why analysts see room for catch-up appreciation as ridership climbs. The area already benefits from an operational Delta Electronics Bommasandra Metro Station on the Yellow Line, and residents can reach Electronic City in about 10 minutes and Bengaluru airport within an hour by road, on top of the new rail option.
What is different about this phase of growth compared to earlier speculative cycles on Hosur Road is that the metro is no longer a future promise, it is running trains today. Analysts note that when a station moves from announced to operational, three shifts typically follow: rental liquidity improves as tenants prize commute certainty, the buyer pool widens as people who once avoided the corridor due to driving fatigue reconsider, and a clear near-metro premium starts to show up for well-located, walkable projects. Growth along the Yellow Line has also broadened beyond luxury gated communities, spreading into mid-premium and entry-level housing, where inventory is turning over faster.
Brigade Group has held a long-standing presence at the very doorstep of this transformation. Brigade Valencia, a 24-acre Spanish-inspired residential development on Hosur Road at Bommasandra Industrial Area, sits close to the Bommasandra Metro Station, putting daily commuters within easy reach of the platform. The project has since expanded through additional phases, including Cielo at Brigade Valencia and Brillio at Brigade Valencia, both offering 1, 2, and 3 BHK homes in the same micro-market, giving buyers multiple entry points into a corridor that is only just beginning to price in its new rail connectivity.
Looking ahead, there is more in the pipeline that could further lift the belt. A proposed extension of the Yellow Line towards Hosur, along with talk of a Bommasandra-Hosur stretch, could push the corridor's investment case even further outward from the current terminal station. For homebuyers weighing Chandapura and Bommasandra today, the calculus is straightforward: this is one of the few pockets on Hosur Road where metro access is already live, prices have not yet caught up to more established stations further up the line, and a recognised developer has already built a multi-phase footprint on the ground.
