Closer to the city, the belt runs through a string of leafy, beach-facing neighbourhoods including Palavakkam, Neelankarai, Injambakkam, Uthandi, Panaiyur and Kovalam, each offering a quieter, low-rise alternative to Chennai's denser central zones. The road is well maintained and easily accessible, with direct links to major neighbourhoods like Thiruvanmiyur, Palavakkam, Neelankarai, Uthandi and Mahabalipuram, making it a comfortable daily drive as well as a favoured weekend and second-home destination.
Unlike the high-rise-heavy OMR corridor, ECR has traditionally attracted NRIs, HNIs, pensioners and second-home buyers seeking calm, private coastal living, with apartments set back into the interior while the beachfront is dotted with villas and independent houses. Pockets such as Neelankarai are especially sought after, and the area is known to be a well-developed posh residential area preferred by VIPs and celebrities for its views and tight security.

The developer has signed a 45-year lease agreement to build a 250-room resort on East Coast Road (ECR), and separately, Brigade Hotel Ventures has partnered with Hyatt for a premier beachfront hotel on the scenic southeastern coast of India — Grand Hyatt Chennai ECR — with plans to open in 2029, offering an exclusive and immersive stay with approx. 200 guest rooms, five distinct dining venues. This reflects Brigade's broader Chennai strategy, where the company holds a land bank of over 12 million square feet of residential projects across Chennai, which will make Chennai its second biggest market after Bengaluru.
Demand along ECR continues to firm up on the back of limited new supply. Because of coastal norms, CRZ (Coastal Regulation Zone) regulations control where and how much construction occurs on the waterfront, limiting large-scale affordable projects and keeping property prices in ECR generally elevated. In neighbouring Injambakkam, for instance, apartments average around ₹10,400 per square foot, with a 15.6% year-on-year price appreciation — a clear signal of the belt's growing pull among end-users and investors alike.
ECR's single arterial road keeps the drive scenic, but Chennai's infrastructure push is steadily improving links to the IT corridor, the airport and the city core.
The ECR belt has grown well beyond a weekend-getaway strip, with reputed schools, hospitals and retail options now within easy reach.
