About GIFT City

Gujarat International Finance Tec-City, better known as GIFT City, sits on the western bank of the Sabarmati River in Gandhinagar district. Spread across roughly 886 acres and planned to eventually cover 15.5 sq km, it is India's first operational greenfield smart city and International Financial Services Centre (IFSC), located in Gandhinagar, Gujarat, developed jointly by the Government of Gujarat and the Government of India. The master plan reserves 67% commercial space, 22% residential zones, and 11% social infrastructure including schools, hospitals, hotels, parks, and retail, giving the city a genuine live-work-play character rather than a pure business park feel.

As a financial and IT hub, GIFT City has grown quickly. As of 2026, it is home to over 400 registered financial entities, with total banking assets in GIFT IFSC having crossed $94 billion and monthly trading turnover exceeding $100 billion on its exchanges. This scale of institutional activity has created steady demand from banking, insurance and fintech professionals looking for homes close to their offices, giving the residential market here a strong walk-to-work appeal.

On the ground, the city is built on next-generation infrastructure rarely seen elsewhere in India. Features of this project include underground utility tunnel, district cooling system, and automated vacuum waste collection, many of these features being introduced in India for the first time. Combined with wide roads, green boulevards and pedestrian-friendly pathways, this gives GIFT City a distinctly planned, uncluttered feel compared to older parts of Ahmedabad and Gandhinagar.

Residentially, the locality is still maturing but growing fast. More than 65% of the housing stock is under construction, with premium high-rise apartments forming the inventory base and Sobha Limited and Savvy Infra leading residential supply. Average apartment prices are around ₹ 11,050/- per square feet, with popular projects showing healthy price growth and the overall year-on-year change in average prices for apartments in Gift City being around 11.6%, reflecting the confidence institutional and residential investors have in the location.

Connectivity from GIFT City

GIFT City's location between Ahmedabad and Gandhinagar, backed by dedicated road and rail links, keeps residents and working professionals well connected to the wider region.
