Land values along the belt vary sharply by proximity to the beach — average pricing ranges between roughly ₹9,100–₹11,382 per sq ft, with beachfront plots commanding ₹10,000–₹22,000 per sq ft and inland plots at ₹4,000–₹8,000 per sq ft, with hotspots around Neelankarai, Injambakkam, Uthandi and Kanathur. Recent trends show prices rising over 15% year-on-year, keeping ECR among Chennai's strongest real estate markets.
For homebuyers, the appeal goes beyond returns. Living near the sea brings a cooler microclimate, fresher air and lower pollution, with beach promenades for evening walks and wellness centres nearby. Add to this a maturing social ecosystem of schools, hospitals, cafes and resorts, and ECR today reads less like a weekend getaway and more like a genuine, liveable coastal neighbourhood minutes from central Chennai.
East Coast Road links residents smoothly to the rest of Chennai and its key employment corridors, even as it retains its own quiet, coastal character.
ECR's social infrastructure has matured significantly, with reputed schools, multi-specialty hospitals, malls and entertainment landmarks now dotting the corridor.
